Deposit and Final Payments

50% of total rental fee in US funds is required within 48 hours of the reservation confirmation. Balance due 30 days prior to arrival date.

(Exception: For all Christmas, New Years (December 20th to January 3rd) and American Thanksgiving (November 20 to 27th) a 50% deposit is required and balance is due 60 days prior to arrival). If your reservation is less than 30 days from the booking date full payment is due within five business days of confirmed reservation. A reservation confirmation will be sent via email containing all the deposit information.

Note: Some properties including Villas and Houses have different payment schedules which are included in their section of the reservation document. Policies stated in the property's section will take precedent over the above policy.

We have several different methods of payment: * Visa and Mastercard Online * Wire transfer.

Your credit card will remain on file until after departure and may be used to cover costs of damages, replacement of missing items and cleaning beyond normal expectations or any other expenses incurred by renter. All credit card disputes and challenges must be made in writing 30 days prior to confirmed arrival date. There will be no exceptions to this policy.

Reservations will be automatically cancelled if funds are not received within five business days of the confirmed reservation. We reserve the right to treat any reservation as cancelable if payment schedules are not met. An extension can be requested in writing for special circumstances.

Cancellation Policy

Reservations must be cancelled 60 days before arrival for an 80% refund; the other 20% is an administrative processing fee. Individual homeowners may have different stated policies as listed on the LMPM website under other policies in the property details for each home. Reservations must be cancelled within 60 days of arrival or you will forfeit full rental charges. There will be no refunds due to acts of God, nature, weather or weather related situations, mechanical failure, earthquake, etc. Trip cancellation insurance is strongly recommended.

Cancellation for hurricane, earthquake or any natural disaster or any other non controllable situations such as but not limited to construction in the area, unusual noise or other disturbances are non-refundable. Please take out Trip Insurance.

Rate Disclosure

Rates confirmed within this document are final. Rates are subject to change online and there will be no compensation for posted discounts online nor will you be charged for any increased posted rates after the reservation confirmation is given. This does not apply to errors made from the agent entering your reservation. Any errors in reservation rates or information will be changed to reflect the corrected information and an updated reservation document will be issued.

Property Policy

Reservations made apply to private properties. Each property can have a unique set of policies and rules that renters should be made aware and must abide by. LMPM takes no responsibility for any renter that does not abide by individual property policies that may result in the renter being told to leave without refund. All renters may contact LMPM for information or a copy of property policies.

Right to Enter

The Agent or Agent representative shall have the right to enter the Premises at any reasonable time during the term of this agreement to inspect the Premises and to undertake and perform such duties and responsibilities that they shall have as leaser of the premises under this agreement.


Neither LMPM or the property owner or any of their agents shall be held responsible for any injury, loss, illness or damage to any person or property of persons occupying any rental properties represented by the property owner or LMPM. The rights, if any, of a person occupying the rental property to seek recourse against the property owner or LMPM for any injury to the person or property of the person shall be governed by the laws of Mexico and determined exclusively by the courts of Mexico having property jurisdiction. Neither LMPM or property owners shall under any circumstance be held responsible for any disturbance or inconvenience to guest occupying its rental properties caused by the actions of its neighbors or unforeseen circumstances in the surrounding area, including but not limited to interruption in power service or water supply. All information provided by LMPM while deemed true and reliable, is not guaranteed. Changes in inventory, items and d cor may occur from time to time such changes will not void or alter the terms of the rental agreement.

Travel Tips

Guests traveling out of the United States, Canada or any other country are responsible for obtaining proper documents for traveling in Mexico or to the country in which you are traveling. Check with your airline/transportation provider for required documents. It is always good to know something about the laws of the country in which you are traveling. Please be advised, the laws in other countries can be much more severe than ours and therefore cause you a lot inconvenience and possible detentions if not followed.


The number of guests stipulated on the confirmation document is the maximum number of guests allowed to stay at the property. If more people arrive than stated on the confirmation document, they may be denied occupancy or an extra person charge of $50 per night will apply. Tenants occupying the property will be responsible for any damages caused by the individual or their guests, to the property or its contents during their stay. Cost for damage will be limited to repairs or replacement value of the items damaged. No pets will be allowed in the rental home without written permission prior to arrival. Unlawful activities, including illegal drug use will not be tolerated. Noise curfews affecting nearby properties will be strictly enforced. If these policies are not adhered to you will be asked to leave the property immediately and no refund will be given.

Property Keys

You will be issued 1 set of keys to the property you are visiting. If more sets of keys are needed for your stay, a deposit of $250 pesos is required per set which can be arranged through LMPM. Once the keys have been returned prior to your departure, the full deposit will be reimbursed.
